Had a lovely stay at Rusty's, great location being only a short walk from the city centre. Accommodation was nice and spacious for the 9 of us staying. Rusty was very helpful with replies if I had a question but everything was clear and checking in was very smooth. Would recommend

Was in an excellent location to explore Bath. Within walking distance of most of the attractions, pubs and restaurants. The actual house unfortunately looked very tired and wasn't clean. All the bathrooms had something broken in them....toilet seats, showers, toilet roll holders. There was a horrible smell coming from the downstairs bathroom which carried through in to the dining area. There was mould in all the bathrooms and in most other rooms. The kitchen was adequately equipped but again unfortunately not clean. The beds were clean and comfortable except one which had a broken slat and thin matress so the person who had that bed ended up sleeping in the lounge. The lounge again was not clean and the large sofa was uncomfortable with springs coming through. The hallway had obviously had had a serious leak and again there was a serious mould problem. We had a lovely break in Bath but unfortunately the accomadation was not up to the usual Airbnb standards

Lovely house in great location. Took us a while to work out how to use the key but that was probably our fault! Also we were given the wrong code for back door key so could not use back door til we met laundry lady who gave us the right code! Showers were not great - some had no pressure or hot water but we managed with the ones that did work! Heating worked well. Dishwasher broken but we didn’t do any cooking so wasn’t a problem. We would definitely book this house again

Lovely house with great location. Well equipped with the exception of needing more teaspoons! The door of the left hand oven is also broken (missed a seal maybe?) as doesn’t close properly and therefore oven doesn’t heat up. We also never managed to get the front door to work but luckily had back door key from cleaners. More info/directions on finding the house would be appreciated as the front door is actually on upper Bristol Rd not crescent gardens and that’s confusing! Also more info about the car park behind please. All round great stay though!

Electronic keypad a nightmare as unable to use 9 times out of 10. Lovely house in great location with very comfortable beds & good quality linens. However kitchen poorly equipped, not enough crockery for 6 let alone 13 and no spatulas etc for very basic cooking. No Welcome Packk as advertised, 3 dining chairs dangerously unusable and dirty towels left from previous tenants.

We are a mixed age family group who stayed and enjoyed the opportunity to congregate in the lounge and dining areas to eat, talk, play games etc. The check in and unlocking of the main door is via an app you download. A 15 minute walk takes you to the city centre. There's parking for one car but the car park behind the house is £17.50 for 24 hours. All bedrooms are at the back where it is quiet, the large front one is on the main road - we just wore ear plugs! All in all I'd say the house offers great value for money for large groups, in a house that is not perfect but is homely.

Brilliant location, plenty of space, doors/using the app need to be fixed
Positive: Really good location near to the centre, rooms were comfortable and spacious, we were worried due to previous reviews but we had heaters in every room and plenty of crockery/cutlery, and it was clean when we arrived. I also liked the fact that all rooms upstairs on 2nd/3rd floor had their own en suite. Negative: Problems with the Klevio app getting in, but was resolved by ringing and retrieving key from key box. However had an issue with the back door, wouldn't always lock/unlock, we managed to figure out a way of "fixing" it but with numerous phone calls to company it was never properly resolved. Think you should be given a key for the front door too as the alley along the back is very dark and I wouldn't like to walk down it alone!

Having seen some questionable reviews on other websites about this property I was a bit anxious about our stay at the Hive House. However, it’s really not that bad! The good points: - very spacious - lots to get to locally - easy to check in - lovely setting - plenty of space in communal areas The bad points: - heating didn’t work - WiFi didn’t work - floors weren’t clean and house was dusty - a nasty odor coming from downstairs bathroom - no USB sockets All in all we had a great stay for a couple of nights with our babies and extended family. Would we stay again? No, I feel that The house needs some work to bring it up to the price point it is. The home was cleaned but not properly… there were massive piles of dust on the stairs and the rugs were filthy. There are cracks on the floor tiles in the main bed en-suite and there is a nasty damp smell in the downstairs bathroom. It wasn’t perfect, but I’ve stayed at far worse accommodation.

It was relatively cheap but for a reason!
Positive: The location is great - a very short walk into the main part of Bath. The price was good for 6 bedrooms - but there was a reason for that! Kitchen was well equipped. Negative: The Hive house looks nothing like the photos. It needs a serious bit of TLC. Tiles were falling off, walls need paint and the furniture is all cheap Ikea stuff despite Stay Beyond policy stating all their properties have high quality furnishings. There was not a single coffee pod or dishwasher tablet provided. Water to one of the 1st floor ensuites would just stop mid shower. All couches were stained and there was mould in the bathrooms. We were a part of three families (50+ yo adults and kids, so we werent partying!) travelling from US and Australia for a reunion. Managing company required everything but our inside leg measurement to book the place then after we vacated said all 4 double beds were broken or wobbly (one was used only as snoring relief for one adult). That might be because they were like that when we got there with one bed propped up with bits of timber and paint tins. It was clear that nobody had cleaned under any of the beds for quite some time. The accusation that we had treated the place poorly really put a downer on what was a good time had in barely-adequate (still adequate though) accommodation for the price and the whole thing reeks of a shakedown for our security deposit. This is still ongoing so I will update to advise the outcome

Really great location and clear instructions to both find and check in to the property. The property itself could use a little TLC and an inventory of things like glasses and kitchenware given the size of the property but it was clean and overall it was a great space for a stay with the extended family and good value. The location in particular is fantastic, all the main sites in bath are within easy reach

I wouldn’t recommend staying here until it gets a deep clean.
Positive: The property is a 10 minute walk to the downtown centre. It was able to accomodate 10 family members nicely. Negative: The property as other reviews have suggested was filthy. I think it gets surfaced cleaned but the floors have not been washed in months. Our feet were black after walking barefoot on the floor and someone had left a collection of nose pickings all over the bedroom wall that were obvious but not cleaned. Our whole family suffered very bad sore throats after leaving which we can’t say for sure was from this property but it cleared up within a day of leaving. Also the backdoor is locked and the only access we had was through the front door which felt like a big fire hazard to us given there are rooms right by that door. It also took 3 weeks to get our deposit back and only after I contacted them. I don’t know if this is the owner or the property manager who is not cleaning this place but they could be making a killing bc the house is great. But I would not stay here again, personally.

Positive: Size, location Negative: The property is pretty much what the other reviews say. It’s the management company I have a problem with. From the moment you book you are hit with all these demands. Yet we did not get any information on how to access the property or get into the property until the very last minute, I e stood at the property on the phone. The keyless entry is an absolute joke. I had to PAY DEPOSIT PAY DEPOSIT, yet when I wanted it back once we had left I had to wait over 2 weeks!?! I won’t be staying at any other property run by the stay beyond team.

Positive: The location was perfect, just a 10 minute walk into the town centre. The house was spacious for the 10 of us, and it was fantastic that each bedroom had its own bathroom. A great added value! Negative: The kitchen wasn't properly equipped. It could benefit from having a few frying pans, a teapot, a filter coffee machine as well as better hairdryers (one didn't work, the other was on the verge of dying).

The app to access the house for 6 people is cumbersome, so keep your phone switched on. We had a tremendous time and I will book your accommodation again as it’s spacious and beautifully laid out.

Overall, the accommodation was exactly what we needed for our family Christmas get together. Good amount of space to eat, socialise and relax, and a short walking distance away (10 mins) from Bath city centre. I’d recommend it for large groups, but it’s worth noting a couple of things to be aware of. Parking wasn’t ideal - only one space - so be prepared to pay extra (we used the Charlotte Street parking at the rear of the house - roughly £17.50 for 24 hours). Smart lock didn’t seem to be working, so front entrance wasn’t used. And there was a massive gap between the sash window in one of the en-suites, which isn’t great at this time of year.

I am a holiday let owner myself and do not like giving low scores but unfortunately the house was very sad and gloomy to arrive to on 23rd December for a family Christmas gathering. Unlike all other large houses we’ve rented before at Christmas there was not one acknowledgment that this was a Christmas stay (23rd to 26th Dec), certainly no festive “holiday decorations” (call it holiday if you don’t do Christmas!), not even a standard welcome pack. The heating was off and indeed broken. The bathroom window frame has literally fallen out in first floor en suite. There was a lot of faff about using a code to open the front door with your phone and downloading an app to use it. Turns out the front door didn’t lock at all unless you locked it manually from the inside and used the back door key. So that also needs fixing. On the plus side, the management company did send someone out quickly to fix the heating. We bought our own decorations and had a nice time. The house is central location.

Positive: spacious house in easy location for Bath. I hired the house for my bridesmaids and myself to get ready before my wedding there is lots of space for a bigger group. Negative: I do have a few complaints; There is no helpful information provided or stored anywhere in the property. We had to contact you the helpline 3 separate times, to ask for the key, to ask when the back door key is stored and to ask for the wifi. The property was tidy but not clean enough, the floors were dirty, there were crumbs on the sofas and the shower in the master was pretty gross. It was also very bare, I am used to rental places providing basic items but there was nothing, no sponge for the sink was the most annoying but they did leave us with a single coffee pod. Expect a better standard for somewhere this expensive.

Positive: The beds and bedding were comfortable and the only thing that was actually clean Negative: This property does not bear any resemblance to the photos shown on any platform including their own. I booked this for 12 friends and me and I cried when I walked in. Firstly before even arriving, you have to go through a time consuming process of proving the identity of everyone in your party. Driving licence photos were submitted. When I got there the one parking space was impossible to get into due to the illegally parked cars behind it. There was no sign for the house or number. When I walked in the smell was awful, damp and mouldy smell. There was bits of food on the floor and in the sink, the bin bag in the bin was wet and smelly. The fridge was smelly and there was spilt dried milk in the shelf compartment. There were crumbs on the worktop and cobwebs hanging from the ceiling. The floor had not been cleaned and the mop in the bucket was as dry as a bone so clearly had not been used. I looked in the bedrooms and found dirt, dust and cobwebs. The carbon monoxide monitor in the ground floor bedroom was under the wardrobe and we only found it when I hoovered the rooms. There was a toenail on the bedroom floor. There were stains on the floor that had not been mopped in ground floor. The ground floor toilet had human waste in the bowl and under the lid and rim. The bath was full of something black like silt or black dust and there was black mould on the bath mastic and the sink. Whilst we were looking for cleaning products we found a wet towel (source of the smell in the kitchen) which was being used to soak up a leak. The kettle was full of descale and we purchased a descaler when the property owners (A company called Stay Beyond) would not find us a new property. The sink was blocked and as soon as we emptied water down it, black gunge and food came up. It was then blocked. We could not use the sink or the kitchen to eat a prepared meal so we had to go out. We contacted the company immediately who wanted photos and videos before they would send anyone out.

Location is great. Only 10 mins walk and you are in the centre of Bath. The house is on a main road so is quite noisy for the main bedroom. Enhanced cleaning and a high cleaning fee to account for that was taken but on arrival the property appeared to have not been used for a while. Bedroom cabinets were dusty and dust gathered under beds. The property needs some TLC. Broken window frame in one of the bathrooms and blocked sink that didn’t drain. Some damp in the living room ceiling. The listing Pictures need updating as the furniture didn’t represent what was actually in some of the rooms. We were a group of 5 staying for a long weekend and all had our own room and bathroom which was great. A welcome pack with local suggestions would have been good to have. Also details of the WiFi and how to work the heating without having to message the host is a must. Some simple improvements will make this property a more welcoming and enjoyable stay.

Positive: The location was perfect, the house was spacious and perfect for what we wanted. The decor was in keeping with the property yet still modern. We enjoyed our stay! Negative: The downstair bathroom had an extremely strong odour of cabbage. There was obviously a draining issue. This coukd be smelt though the whole downstairs of the property. There was also an issue with the showers. At some times none of the showers worked or only provided a trickle of water. The sink in the kitchen also did not hold water. It had a constant slow drain away.

Positive: The property's location was great, less than 10 minutes walk from the centre of Bath and the dedicated parking space at the rear of the property was a real bonus. The decor was a little tired but the property was clean and comfortable and the towels and bed linen were spotlessly clean. Negative: The emails I received prior to arrival said that access to the property was via digital keys and the 'Klevio' app, which I was told to download. This was not the case! Access was via the rear of the property using a key which was in the key safe, unfortunately we were given the wrong combination and couldn't gain access upon arrival. The records for this property and the instructions for gaining access need to be amended, being told to use the Klevio app is just confusing and a complete waste of time. Once we gained access we found there was no front door key so although we could leave through the front door we could only get back into the house at the rear via the back lane. Not ideal if walking alone at night. There were a few issues once in the property, we couldn't get the grill to work, the basin in the downstairs bathroom was not useable but the main issue was the water pressure and complete lack of hot water. The water pressure was virtually non existent with barely a trickle coming from the showers and the temperature had to be turned up to the maximum just to take the chill off. We were only a party of 4 using the property so I can't begin to imagine the problems with the water if it was fully occupied. Despite what it sounds like we enjoyed our stay but there are issues that need addressing, especially around the water temperature and pressure.

Positive: Super Location close to town, so hardly used the car all week. Very spacious house, has been tastefully decorated. Most of the beds extremely comfortable. Responsive to our phonecalls for support over a few issues. Negative: I write this reluctantly, as it really was a lovely house and I would stay again. However, it needs updating as the chairs in the lounge are badly stained and one is rickety. The shower pressure of all the showers is really poor (downstairs shower very slightly better). The rugs need a good clean and the general cleaning/maitenance e.g. hoovering under the beds, replacing the bin, replacing the sidepanel of the bath etc is really needed. The children's bunk bed mattresses at the top of the house need replacing as they were so uncomfortable. All other mattresses were excellent!

Positive: Great location Negative: For our entire stay due to a broken boiler we had no hot water! Not good for a party of 9 on a very hot weekend in August. When we reported the problem someone did come swiftly but was unable to sort it. We did receive some money back eventually but still feel it didn’t compensate us sufficiently for the inconvenience and lack of a basic facility !

Great location but disappointing accommodation
Positive: The house has lots of potential and the location is fantastic. Plenty of room for the 8 of us who visited. The door key worked great and we had no problem with the wifi. Negative: The house needs a lot of work to bring it up to the standards shown in the photographs. It hadn't been cleaned properly before we arrived. there were stains on the table and the banisters were sticky and greasy. The sofas need cleaning or a throw put on them as they were stained and made us feel uncomfortable using them. The pressure of the showers is shocking whether it was one person using them or a few of us. We did speak to the cleaners about this on day one of our trip and a man came and messed with the boiler but it made absolutely no difference for the rest of the stay. The back door handle was falling off when we arrived and the man who looked at the boiler fixed this while we were there. Other things (which we brought up with StayBeyond) were not fixed while we were there. That included a faulty shower head which fell on one of the guests head, faulty toilet seat, chairs around the table with missing bolts which fell backwards when you sat on them, windows upstairs wouldn't open (what do we do in the case of a fire), 2 Velux windows we couldn't reach to close - luckily we had lovely weather. According to StayBeyond, most of these issues were resolved on the day we left but reading previous reviews a lot of the issues seem to be reoccurring.

Fun in Bath
Positive: It was very spacious and we didn't feel on top of each other. It is very well located and we were able to access the town centre and other areas of interest very easily and without needing to use public transport or driving ourselves. Negative: Incorrect information given in respect of the access code for the key safe containing the rear door key to obtain access to the rear of the property, this is required in order to bring in luggage as the parking was at the rear and there was no side entryway. However when we called the staff were helpful and were able to provide the correct details. The property is quite clearly well used and whilst clean it is extremely tired and not at all as fresh and shiny as the advertisement pictures suggest. The description of recently redecorated does not appear to be correct, most of the rooms appeared to have been decorated quite some time ago.

Positive: location is excellent, right in the middle if you want to explore Bath. Decor and rooms are very light & bright, there is parking for 1 car behind the property and a car park directly behind it. Heating system was excellent, full functioning kitchen w/plates, cutlery etc. Lots of books in the property, which was a great touch Negative: minor things could have been better: kitchen tap comes out v.fast when you turn on the cold water; shower pressure is low when more than 1 shower is being used; window handle in the ground floor back bedroom was broken and couldn't be locked

Haven’t got my refundable deposit after I checked out 15 days.
Positive: It’s clean, cosy and large enough for family or several friends holiday. Negative: They require extra £250 deposit after booked via “Booking.com”. And didn’t refund my deposit within 15 days as they promised. Till now I haven’t received the money.

Large house , comfortable beds Negative: Difficult to get into the back of the house where you can park, had to call StayBeyond for assistance. Poor plumbing and leaking showers. Overall the 12 of us had a lovely stay due to the space and location which is what we were after.
Positive: Location, lovely house, spacious, clean linen and towels, toiletries provided. Overall the 12 of us had a lovely stay due to the space and location which is what we were after. So if you're not too bothered about the finer things then this property is ideal for large groups. Negative: Showers were temperamental and not always hot, top floor bunk beds only suitable for children. One parking space to rear onto steps that led directly into the property which was covered in cigarette butts. Although the hosts have added some nice touches in making the place look modern and stylish, the maintenance of the property leaves a lot to be desired, which lets it down - masking tape on the cooker, loose tap fitting, broken toilet seat, kitchen chairs falling apart, dated bathrooms, not enough kitchen utensils, etc. If these could be resolved this property would be 10/10. We did have an issue with the keypad lock - being on a main road, it is hard to hear the beeps and got locked out. However, after contacting the agents someone came out within the hour to reset (we took back door key as precaution).

Positive: The size Negative: The maintenance and quality of the property. It was shabby and not well maintained. Water pressure in the showers was poor and the WiFi Inadequate . Mould in the shower, hole in the ceiling, water dropping though a light fitting, broken loo seat and unsteady furniture
